Congratulations on making the decision to sell your house, but if you’re like most normal people you are probably wondering… “where do I start”?  Hi, I’m Nick Thompson, your Norfolk Real Estate Dad and in this video I’m going to walk you through how to sell a home and the 3 stages of selling a home so you can get an idea on the timeline and know what to expect.

If you’re anything like most people, the thought of moving is daunting. Don’t panic because today I am going to walk you through how to sell a home! You have to think about physically moving as well all of the steps involved with getting from point A to point B. The good news is and I’m going to simplify what to expect so you can start planning…

Stage 1: Pre-listing

Before we can begin marketing your house, we need to make it look good. This means de-cluttering and rearranging things to show your home in its best light. It is during your pre-listing stage that you begin preparing the house for sale.

This is a crucial step to handle BEFORE you take the pictures and video as the way it shows online will be EVERYTHING. Your first showing will take place online, so it’s essential to make a good first impression with potential buyers so they are more motivated to schedule a showing.

You might also want to look for areas in your home and see if there are any ROIs you can do. These will be simple projects that you can do to get a positive return on your investment. There are many simple tricks you can use to improve your property and sell it faster and for more money.

One of the first things we will do is take a walk through your home and see where we’re at. You may love looking at family pictures every day but someone who will potentially be living in your home may want to envision themselves there. This is why decluttering your home is a must-do.

Next, we will begin staging and rearranging within your home. We may need to bring in more furniture or take some out. These are decisions that we will make during this process with our professional stager who will help us through this step! We want to make your home look the best for the majority of people who will be viewing.

After we get your home nice and de-cluttered and staged properly, we will look for places that we may need a paint touch up, etc. After that, your home is ready for pictures and video!

Photo and video MUST be done by a professional photographer to make your home look great! We will video a walkthrough of your home so that potential buyers can see the flow of your home online.

Active Process

Once the house is ready to be shown, it’s time to get it listed. Your home’s first showing is taking place online so it’s crucial that we create the buzz right away to take advantage of being a newly listed property.

It is essential that we are most aggressive in the first 2 weeks your home is listed. This is your best chance to sell you home for top dollar. It’s crucial that during these two weeks that several events are held around the house. Things like having an open house, brokers open, and other blitz-like marketing approaches will create the buzz!

It’s during this time that the house is actively being shown so you need to be ready to allow showings. We don’t control when a buyer wants to see you home, but can only be ready to show it once they request.

In the first two weeks, we are going to make sure we have at least one open house, possibly more, at least 1 general gathering for your local community such as your neighbors. A lot of your neighbors tend to know people who want to move to the area. We are also going to have a broker open for agents and brokers. This is for people in the industry who may have clients who would be interested in your home. During this time we will also be scheduling as many showings as we possibly can!

Pending

Eventually your property will receive an offer that we will negotiate and eventually, accept. Once you have accepted an offer, it may be conditional on a few terms. That is where we will walk the buyer through that process to help them remove their conditions.

A few things the new buyer may need are bank financing and an appraiser. I will be there to allow an appraiser to go through your home to make sure it is worth what the buyer is paying.

A new buyer may also need a home inspector. Again, I will be there to walk through with the home inspector. They will walk through your home to make sure it is in good condition and then they will probably create a small list for the new buyer of possible things that may

need work done. You may also need an insurance adjuster to walk through your home to make sure that there are no hiccups that insurance companies may get scared about.

After these inspections are complete… congratulations! Your house is sold!
